Tax Deed Sale Information


Tax Deed properties are sent to the Office of the Clerk & Comptroller from the Tax Collector's Office as a result of property that has fallen in arrears for county taxes. Properties sold at a tax deed auction must have delinquent taxes for at least two years before becoming eligible for a Tax Deed application.
The Clerk & Comptroller receives the Tax Deed applications along with a listing of owners and interested parties that must be notified by certified mail. At the Clerk & Comptroller's request the Sheriff's Office posts a warning notice on the property and serves owners with a notice of sale.
File information for each parcel included in the sale is published in the Business Observer (941) 906-9386 for 4 consecutive weeks prior to the sale. On the sale date, the property is sold to the highest bidder and a tax deed is issued when full payment is received.
Parcels offered for sale which are not purchased at the original Tax Deed Sale are entered on the Lists of Lands which are available for purchase 90 days after the original sale date.

To purchase a piece of property off the List of Lands available for taxes
  • A request for the current purchase price must be submitted in writing to the following address:

The request must contain the following information:

  • The parcel number of the property
  • The Tax Deed number assigned to the property
  • The name and address of the inquiring party

Once the Tax Deed Department receives the request, current outstanding tax amounts will be compiled and the inquiring party will be notified by mail. The requestor will be given purchase prices good through several months.

After receiving notification of the purchase price, if you wish to purchase the property, payment must be made by certified cashier's check drawn from a Florida bank or cash.

The transaction must be completed in person at our office located at the East Pasco Government Center Official Records, 14236 Sixth Street, Suite 201, Dade City, FL 33523.

Files for each property scheduled for tax deed sale are available for review at the Clerk & Comptroller's Office located in the East Pasco Government Center Official Records, 14236 Sixth Street, Suite 201, Dade City, FL 33523, during normal business hours, 8:30am - 5:00pm, Monday through Friday, EXCEPT the day of the sale.

Each parcel is advertised four (4) consecutive weeks prior to sale in The Business Observer. For distribution information, call The Business Observer (941) 906-9386.
Successful Bidder/Final Payment

If a bidder is successful, 5% of the successful bid or $200.00, whichever is greater, will be deducted from the initial deposit, and credited toward the total amount due. The successful bidder must pay the remainder of the bid plus recording fees, and documentary stamps (.70 per $100.00). Payment can be made by, Wire Transfer, transferring funds from the bidder's Realauction Tax Deed deposit account via the Realauction web site , by cash, or cashier's check(s).

Wire Transfers must be made no later than 4:00 p.m. the day of sale.

Cash OR cashier's checks will also be accepted; however, these forms of payments must be delivered to the Clerk & Comptroller's Office at the East Pasco Government Center Official Records, 14236 Sixth Street, Suite 201, Dade City, FL 33523. All forms of payment must be received before 10:00 AM ET the following business day of the tax deed sale.

ACH Payments will NOT be accepted.
Split Payments will NOT be accepted.
Personal Checks will NOT be accepted.
Business Checks will NOT be accepted.

The Clerk & Comptroller is prohibited by law from providing legal advice and/or opinions concerning the real estate properties sold at auction. When conducting a Tax Deed sale, the Clerk & Comptroller is merely performing its statutory function and therefore makes no representations or warranties as to the status of the title or the status of any liens on the property. If you have any legal questions regarding the bid process, title to the property, liens affecting the property, or any other matters related to the tax deed sale, you should consult an attorney. In general, tax deed sales are governed and administered by the Clerk & Comptroller in accordance with Florida Statute 197. These statute books are available to the public for viewing at the Pasco County Law library or online at www.leg.state.fl.state.

EACH SALE IS BASED SOLELY ON THE PROPERTY DESCRIBED ON THE CURRENT TAX ROLL AND IN NO WAY INVOLVES REPRESENTATIONS OR WARRANTIES AS TO THE STATUS OF THE TITLE TO THE LAND OR ANY IMPROVEMENTS ON THE PROPERTY.

No legal or real estate opinions will be given by the Office of the Clerk & Comptroller regarding the properties offered for sale. It is recommended that the properties be thoroughly researched prior to the sale. If you have any legal questions regarding title to the property, liens affecting the property or any other matters related to the tax deed sale, you should consult an attorney.
Bidding

Anyone may bid on a property; however they must register on the www.pasco.realtaxdeed.com and place a deposit PRIOR to the sale. It is recommended that a potential bidder place on deposit adequate funds for anticipated bidding for future dates. Funds are subject to availability based on the rules defined on the Realauction web site. The site provides information for each pending sale, including the tax deed number and brief legal description. The Clerk & Comptroller and Realauction are not responsible for the quality or accuracy of any information provided on this site.

Prior to participating in a tax deed sale, the bidder must have on deposit with the Clerk & Comptroller via the Realauction web site a minimum amount that is at least 5% of the estimated high bid or $200.00, whichever is greater, for each item the bidder anticipates winning at the tax deed sale. The amount of the deposit will be applied to the winning bidder's final bid amount.

Payment of the 5% deposit or $200.00, whichever is greater, may be made in the form of ACH (electronic check), cash, cashier's check or wire transfer.

PLEASE NOTE: ACH deposits require 5 full business days to settle in the Clerk & Comptroller's account. Deposits made via ACH must be settled and cleared in the Clerk & Comptroller's account prior to the start of a tax deed sale in order to bid on a property.

Cash or cashier's checks will also be accepted; however, these forms of payments must be delivered to the Clerk & Comptroller's Office at the East Pasco Government Center Official Records, 14236 Sixth Street, Suite 201, Dade City, FL 33523, no later than 9:00 AM ET the day of the tax deed sale.

Participants must setup a username and password online via the Realauction web site PRIOR to delivering funds for deposit to the Clerk & Comptroller's Office.

Cashier's checks shall NOT be more than six (6) months old, and shall be made payable to Nikki Alvarez-Sowles, Esq.,Pasco County Clerk & Comptroller.

After the Sale

When the sale has been completed, and the full payment has been deposited, the deputy clerk will issue a Tax Deed as designated by the buyer via the Realauction web site.

IN ACCORDANCE WITH FLORIDA STATUTE 197.542(2) AND THE DEPARTMENT OF REVENUE'S RULES AND REGULATIONS 12D-13.63(8): THE CLERK & COMPTROLLER SHALL HAVE THE RIGHT TO REFUSE TO RECOGNIZE THE BID OF ANY PERSON WHO HAS PREVIOUSLY BID AND REFUSED FOR WHATEVER REASON TO HONOR SUCH BID.
